An EIFS System is, in a very general sense, an exterior building cladding made up of EPS insulation board or Polyisocyanurate, which can be described as heavy duty specially formulated Styrofoam. The insulation board is attached to an exterior wall substrate by either the use of special adhesives or mechanical fasteners. Over the insulation board is a cementitious basecoat that is embedded into a fiberglass mesh that adds tensile strength to the wall cladding. The last step in the EIFS system is an acrylic polymer textured finish coat.

EIFS systems are generally classified as one of two types: Barrier system or a Drainage system. Both types are designed to keep moisture from penetrating from outside your home or building to the interior.


EIFS has been the source of many problems for home owners, building owners and property managers throughout the Southeast. The rainy weather conditions and high humidity along with wind from sudden thunderstorms forces moisture through the tiniest of cracks or imperfections in the finish coat or where the EIFS intersects with another building component. Windows, doors, wall corners, decks, columns, posts, downspouts and decorative trim are just a few of the weak points that will cause failure in an EIFS system. Once moisture penetrates the wall system it becomes trapped within the wall system itself. Trapped moisture due to faulty EIFS siding installation or a failed sealant joint will lead to rotting of the substrate and framing as well as being the perfect breeding ground for mold.
